Scheme Overview: 46 Apartments at Customs House, Talbot Road, Port Talbot.
The project involved the demolition of the existing 2, 3 and 4 storey buildings which completely covered the development site area and consisted of retail units and workshops to the ground floor with office space above.
The site parcel was completely surrounded by busy access roads, with B roads and an access lane on 3 sides and the south elevation of the site bounded by the busy main road leading through Port Talbot to Margam and the steelworks. The ground floor of the new building was constructed in structural steel frame and utilised a composite concrete transfer deck above to provide the base for the 2,3 and 4 storey timber frame flats.
By designing the structure in this manner, it facilitated a flexible layout option to the new GF retail space, allowing it to be subdivided into different sizes and shapes to suit potential customer preference thus maximising leasing potential. The timber frame provided a relatively lightweight super structure when considered to more traditional masonry options, and with the quick installation time allowing the flat roofing to be installed, the building was watertight and ready for internal finishes to commence at the earliest opportunity.
- Due to the age of the existing buildings there was an extensive asbestos removal operation required prior to commencing demolition.
- The proximity of existing residential units in respect to the site perimeter necessitated the use of enhanced flame spread considerations for the timber frame element.
- Due to the confined nature of the site and the building dimensions, careful consideration in planning and scheduling the delivery of plant and materials was required, with elements being brought to site on a ‘just in time’ basis due to site constraints.
Springfield Road Housing
Total Regeneration was contracted to build 40 affordable homes made up of different sized houses and flats. The project involved strip foundations, block and beam floors, timber frame superstructure and floors, pitched concrete tile roofs with face brickwork, render and cladding
We are building this scheme on behalf of Linc Cymru Housing Association, the development will consist of; 34 flats and 4 general needs mid terrace houses. The development will also include an outdoor fitness area and edible elements within the landscaping to further improve residents’ health.
The project was constructed via a design and build contract and drew extensively on Total Regenerations’s expertise stretching across a variety of renewable technologies. Rugby Club Community Facility
The new building which was built on the site of the former Salisbury Hotel in Ferndale has been constructed as a community facility for Rhondda Life and also doubles as the clubhouse for Ferndale RFC.
