PREMIER INN, BEEFEATER RESTAURANT, TESCO EXPRESS, SWANSEA
Team: Total Regen
Type: JCT Design & Build Contract
Project value: £10,240,000
Procurement: Competitive Tender
Scheme Overview: Atlantic is a family-owned business based in Cardiff. Formed in 1988 by Peter Thomas, one of Wales’ most successful entrepreneurs, the focus of the business has been to finance and develop property-based projects, which can then be sold into the investment market.
Brief description of the scheme: Total Regeneration was contracted to build a 132 bedroom Premier Inn Hotel, a Whitbread Restaurant and a Tesco Express on Langdon Road, Swansea. This was a six storey building constructed using over 900 vibro stone piled foundations upon a cast insitu reinforced concrete structure to the first floor level then five storeys of timber frame.
Additional information: To assist the programme and finished product we constructed a sample bedroom to its completion prior to the roof being complete. When completed in 2010 the hotel took the accolade as Wales’ first hotel constructed to a BREEAM ‘Excellent’ Standard.
Situated on Newport Road arguably the busiest street in Cardiff, this project necessitated a focused and fully co-ordinated management plan for all health and safety and access issues throughout the course of the scheme, in order to safeguard members of the public and ensure an efficient build process.
